Panel endorses Northern Beaches Council Assessment Report

which recommended REFUSAL on many grounds of this
5 acre, 7 building, 4 storey, large scale apartment complex


DA REFUSED for MULTIPLE REASONS 

Sydney North Planning Panel provide following refusal reasons.

   1.     Legal Permissibility Issues  
   2.    Requirements set in SCC by Department of Planning not met

   3.    The Typology, Scale, Bulk and Height of the proposal is not compatible
   4.    Does not contribute to the quality and identity of the area
   5.    Fails the principles of context and neighbourhood character of SEPP 65
   6.    The impacts on Biodiversity are SUBSTANTIAL and ADVERSE
   7.    The visual impact of the proposed buildings is incongruous to the existing              low scale residential and recreational character of the area
   8.    The Building Height does not comply with PLEP
   9.    The clause 4.6 height variation request is not justified or well founded

Cut -price acquisition of Wildlife Corridors or open space in urban areas will always remain a top priority target for developers

Only fundamental change to elements of SEPP (Housing for Seniors of People with a Disability) 2004 will permanently erase the side-stepping of intended process.
